Venetian Bay Auction Oct 30, 2010


The Johnson Group, the developer of Venetian Bay is having another auction to reduce inventory. There will be 8 condos, 38 Townhomes and 5 Single Family Homes on the block, 10 of which will be selling absolute.

The condos are 3 bedroom 3 bath and 4 bedroom 3 1/2 bath units originally selling from $382,000 to $525,000.

The townhomes are 2 bedroom 2 1/2 bath, 3 bedroom 2 1/2 bath, and 3 bedroom 3 bath units originally selling from $289,000 to $318,000.

The single family homes are 3 bedroom 2 bath homes and were originally priced from $269,000 to $330,000.

There is no minimum starting bid, and 10 of the units will be selling absolute, which means once the auctioneer accepts a bid, the unit will sell.

AUCTIONEER'S TERMS & CONDITIONS:
BIDDER REGISTRATION: All prospective bidders must register to bid.
TERMS: A $10,000 cashier's check is required for day of auction - Please make the Cashier's Check payable to yourself.
CLOSING: Closing within 30 days of auction.
DOCUMENTS AVAILABLE: Bidder's Information packets will be available on auction day.
REQUIREMENTS OF SUCCESSFUL BIDDER: 10% Buyer's Premium will be added to the final bid to establish the final sales price. The successful high bidder will be
required to sign a Real Estate Purchase Agreement immediately upon conclusion of the bidding.
TITLE: Title will be supplied by seller at seller's expense giving marketable title subject to restrictions of record. Taxes pro-rated per local method.
AGENCY: Auctioneer and its agents are sellers agents.

New Builder is coming to Venetian Bay

D. R. Horton is coming to Venetian Bay. They have bought the land previously owned by KB Homes. They are a great builder and their homes are very reasonably priced. They currently are selling 3 bedroom 2 bath homes in Port Orange in the $150,000 price range. They will be a welcome addition to our community. I have a good working relationship with D. R. NEW URGENT CARE CLINIC OPENS FOR PORT ORANGE & NEW SMYRNA BEACH

New Smyrna Beach, Florida: Bay View urgent Care, a full-service urgent care clinic opened in New Smyrna Beach. The clinic is co-ventured by Bert Fish Medical Center and EMPros--the emergency physician group staffing the Emergency Department at Bert Fish Medical Center. Bay View Urgent Care is located at the rear entrance of Venetian Bay, at the corner of Pioneer trail and Airport Road. The upscale appointed urgent care center features six patient treatment rooms, a full laboratory and x-ray, and is staffed by board-certified family practice and emergency physicians.



"We think Bay view is ideally situated to help people living on the westside of I-95" remarked Dr. Chuck Duva, Managing Partner for the venture. "We know there are about 10,000 rooftops in New Smyrna Beach and Port Orange surrounding this facility." the plan is to relocate the clinic in a few years into the town center in Venetian Bay.
