Yes, you can live at Disney World


ORLANDO, Fla. – April 13, 2016 – Situated four miles from the Magic Kingdom but within the boundaries of Walt Disney World, Disney's Golden Oak community is the first-ever residential area of its kind at the resort.
Single-family homes are available for whole-ownership purchase that has amenity elements of a timeshare arrangement coupled with ownership of a single-family home. Amid a natural conservation area, the development covers nearly 980 acres of land, and custom-built residences inspired by old-world Mediterranean and Caribbean architecture begin at $2 million.
Once fully developed, the gated community will have around 290 residences. Being Disney, the various neighborhoods that make up Golden Oak will be themed and offer different designs and settings.
For instance, Kimball Trace is a Tuscan-inspired village with courtyard homes ranging between 3,000 and 5,000 square feet. By contrast, the more secluded Carolwood Reserve will have Grand Estate homes ranging from 6,500- to 12,000-square feet with serene views.
Four Seasons Private Residences is scheduled to begin construction later this summer. It will offer luxury 6,000- to 10,000-square-foot single-family homes starting at $5 million.
Amenities in Golden Oak range from golf to Disney park tickets to access to Summerhouse, a private 17,000-sq.-ft. clubhouse that features a dining room, bar, gaming area and swimming pool.

What's the Construction Going on at the Venetian Bay Town Center

By now everyone has noticed all the new buildings going up across from the condos in Venetian Bay, and have wondered what is going in? They are luxury apartments. Starting at $1000 per month for a one bedroom, $1150 for a two bedroom and $1350 for a three bedroom apartment. The apartment sizes are 608 sq ft, 1072 sq ft and 1404 sq ft. Each unit has a patio or balcony with a garage for $125 per month or a storage room for $30 per month. Free membership is included to the Pool and Tiki Club as we as free membership to Snap Fitness. Pets are welcome for an additional fee. This is a welcome addition to our community and it is great to see construction at the Town Center. Units are available starting May 1st, 2016.

Pioneer Square


Wouldn't it be nice to have a grocery store nearby? It would be great to have a Publix supermarket and a bank within walking distance to Venetian Bay and Waters Edge. Pioneer Square is planed to be built on the northeast corner of Pioneer Trail and Airport Road. This will be a huge boost to our area neighborhoods if it is approved by our county counsel on Thursday April 17th. It will not only be extremely convenient for everyone who lives in the area, but our property values will also increase. I urge everyone to email the counsel members and encourage them to vote yes to the land use change this Thursday.


Here are the facts as I understand them:


*RR Farms is asking County Council to remap a 9.6-acre site at the northeast corner of Airport Road and Pioneer Trail from agriculture to a limited commercial use.


*Publix is under contract for this site.





*There is no request for Volusia County government incentives, the project is privately funded development.





*Pioneer Square is not a "strip mall" - the map amendment will include a limitation on the size of the project to limit it to a local grocery store and potential bank, with both uses set behind substantial landscape buffers along both Airport Road and Pioneer Trail.

Affordable Care Act Tax on the Sell of Your Home

Well the Affordable Care Act, otherwise known as Obamacare is the law the law of the land. Whether your were in favor of it or opposed to it is history. Now the question is how will it effect the sell of your home?

If you have sold your home anytime after January 1, 2013 you may be subject to the 3.8% Net Investment Income Tax (NIIT).

The tax does not apply to most of us because the sell of your primary residence is not considered investment income unless the Net Profit from the sell of your home exceeds $250,000 ($500,000 in the case of a married couple). Anything over these amounts is considered investment income and is subject to the Net Investment Income Tax (NIIT) if the total of all your investment income and your Modified Adjusted Gross Income is over $250,000 for Married filing jointly or $200,000 for those filing Single.

So unless the value of your home has increased by $250,000 ($500,000 in the case of a married couple) you don't have anything to worry about. And even if you are fortunate enough to make that much profit, you only have to pay the tax on the amount the exceeds the $250k/$500k profit.

Port Orange Family Days

Great family entertainment at the Port Orange City Center this weekend. Last night my wife, daughter, granddaughter and I enjoyed a nice walk around the festivities, a ride on the dragon roller coaster, looking at the car show and mostly the food trucks. We really enjoyed the Kona Dogs, we first eat one of these last year while in Honolulu. It was recommended by Guy Fieri, from Diners, Drive- ins and Dives. The Hawaiian style hot dogs are very unique with the coconut, pineapple and mango toppings and Hawaiian sweet buns. We wouldn't dream of missing a chance of getting one when their food truck comes to town.

Venetian Bay Art Festival

Looking for something to do on a weekend? How about checking out the Venetian Bay Art Festival, October 26th & 27th. Starting at 9 till 5 on Saturday and 10 to 4 on Sunday. Admission is free and there will be food, drinks, music and a lot of fun.

Venetian Bay Golf Course Under New Ownership

The golf course at Venetian Bay was sold to a Canadian firm for $5.5 million. The new owner, Geosam Capital Ltd. hired the Palm Beach Gardens based Kitson & Partners to take over the management of the Venetian Bay Golf and Beach Club. The new general manager is Kyle Mooney, who managed the Kitson owned Highlands Reserve Golf Club near Orlando. It is too early to tell what changes will be made to the golf course and club, however the future is brighter than it was under the management of the Johnson Group.
Currently it is a private club with five different memberships which range in price from $850 to $4000 for a family annual membership, and a $500 to $5000 initiation fee.

Geosam Capital Ltd already owned the lots abandoned by Tiffany, in the Savannah Pointe section of Venetian Bay prior to closing on the Golf course deal. Along with the golf course/country club, Geosam acquired 25 acres of vacant commercial property at the Venetian Bay Town Center, this does not include the Tuscany Square Condo. Also included in the deal were 91 home lots and a development lot that can accommodate 118 townhomes.

Venetian Bay, which first started selling homes in 2004 was red hot until the housing bubble bust. Development came to a screeching stop in 2007 until late 2010 when D. R. Horton took over the lots owned by K B Homes. Now with Geosam Capital Ltd in the game, I look forward to seeing the dream that so many of us had for Venetian Bay to become a reality.

I Could Not Be More Proud

Today marks the 11th year since the brutal attack on American soil by a group of terrorist. I am sure each of us remembers where we were and what we were doing when those attacks happened. I was at work as an Air Traffic Controller sitting at a RADAR scope. It was just another typical day at work and I had just told a Delta departure he was RADAR contact and turned him towards the Atlanta airport, when the supervisor stood up and announced to the room that all departures were stopped and every aircraft in the air had to land at the closest airport. All the controllers in the room asked "why are we doing this, what is going on?" the supervisor said he did not know what was going on but we had to get every aircraft on the ground as fast as we could. I had been an air traffic controller for over 25 years and never had I seen anything like this happen before. Over the next hour and a half, the air traffic controllers of our nation safely guided over 4000 aircraft with hundreds of thousands of people on board to nearby airports. This had never been done before, there was no plan in place, what my brother and sister air traffic controllers did was truly amazing, and heroic.

Shortly after that day, my son joined the United States Army. He began his service in November 2001, and has served a tour in Iraq, two tours to Afghanistan, and is scheduled to return to Afghanistan in January 2014. I could not be more proud of my son for stepping up in the defense of freedom. I thank God for for his courage and bravery, as well as that of all the other young men and women who have placed their lives on the line to served our country and the the world in the fight against terrorism. I for one am very grateful that they value their own freedom enough to ensure that others throughout the world can also be free. God bless America and all those who have proudly served Her.

Another Reason Buyer's Need Their Own Realtor

I just had another closing where the seller's title agent and Realtor work for the same company. This is not a bad thing in and of it's self, my company owns a title company also. However the buyer should beware, they need a Realtor to represent their interest.
In my most resent closing, I noticed two errors on the HUD that when corrected, netted my buyer $500.
The first error was a closing fee charged by the title company. The contract clearly stated the seller would chose the title company and pay their fees.
The second was the omitting of the Home Warranty allowed for in the contract.
I believe both of these errors were honest mistakes, however they would have gone overlooked had the buyer not had a professional looking out for their interest. In most cases, buying a home is the largest purchase anyone makes, and they don't do it very often. They rely on a real estate professional, a Realtor to make sure everything is correct and their interest are being protected.
